4 Benefits of Using Online Rent Collection

Rent-contract-with-keys-and-us-money-on-office-table

At the end of the day, rent collection is the most important part of your business. It’s the bottom line of your lease agreements as well as the primary way you generate revenue. The smoother your collection process, the better off your business will be.

In an increasingly paperless, wireless world, online rent collection is the best way to manage this critical aspect of your business. By accepting debit, credit, and ACH transfers (direct transfers regulated by the Automated Clearing House), you can make your process attractive to renters while simplifying your own responsibilities.

Still unconvinced? Here are four major benefits of offering online rent collection:

1. Convenience and Efficiency

Whether you’re a full-time landlord or only lease a few properties each year, ease and speed are undoubtedly important to you. When you collect rent online, neither you or your tenants waste time making trips to the bank to deposit checks or withdraw cash. What’s more, manual records of these paper options are more vulnerable to human error or misplacement and contribute to overall clutter of your space.

When you switch to online collection, the property management software you select will generate clear, automated records each time a tenant makes a payment. Simply choose a software that works for you, and never waste time on manual accounting discrepancies or paper receipts again.

Your tenants will be glad too—they will appreciate the freedom to make payments from their device on their own time, whenever and wherever they want. Collecting rent online is the smartest way to streamline your business so that you can focus on tasks which benefit more from human attention, such as communicating with tenants and updating listings.

2. Security

Many landlords worry about compromising the security of payments by moving online. However, many of these concerns are unfounded—the safest collection systems are those in which human hands are the least involved. With online rent collection, computers encrypt your information and eliminate the security vulnerabilities of cash and checks, safely transferring and storing your money away from watching eyes.

Worried about digital theft? Rest easy. While rare, any discrepancies that do occur are noticed and solved much quicker with property management software monitoring all payments. If there’s a problem, you’ll be the first to know.

3. Accountability

The relationship between a landlord and their tenants is built on trust. Online rent collection can facilitate that trust by keeping you and your tenants accountable. Think of your property management software as a neutral party which automatically pushes rent reminders, late fees, and other messages you’d rather not send yourself.

When it comes down to the original agreements of the lease, both you and your tenants know that the computer is a reliable and fair enforcer. Not only will you be relieved from the responsibility of tracking down late payments and applying fees, but your tenants can also be held accountable without any uncomfortable conversations.

4. Sustainability

As a landlord, you want to build a responsible, ethical reputation for your business. This means recognizing your business’s environmental impact on the communities your properties are a part of. In a traditional rent collection model, you and your tenants are constantly consuming resources:

  • Paper involved in cash and check transactions
  • Any paper bills and receipts you print
  • Gas required to drive to the bank or meet tenants every month
  • Printed records kept by you or your accountant

Maybe you haven’t considered the long-term costs of these resources before, but you can bet your potential renters will. Younger tenants are more aware of the environmental impacts of business than past generations, and they are already accustomed to paying most bills online. Even college students are likely to have had an experience with making a regular, sustainable payment online, such as on Spotify or Hulu accounts.

An easy way to market your properties as modern and attract environmentally responsible renters is to make your rent collection (and other) services paperless.

Optimize Your Real Estate Priorities with Online Rent Collection

Rent is your number one priority and your tenants’ number one responsibility.  You can make life easier for yourself and your renters with an online option that ensures rent runs as smoothly as possible. With property management software, it’s easy, safe, and responsible for everyone.

EU Online Gambling: Rules and Safety

Source: https://pixabay.com/images/id-5012425/

Online gambling is a popular pastime activity all across the globe, Europe included. The ongoing coronavirus pandemic has contributed to its rapid growth and helped it reshape the global gambling market. Consequently, online betting now represents more than 20% of all gambling activity in the EU. According to the European Gaming and Betting Association (EGBA), the trend will continue, and the online gross gaming revenue (GGR) will most likely reach 41% of Europe’s total gambling revenue by 2026.

Europe’s Online Gambling Laws

The increased popularity of online betting comes hand in hand with the great responsibility to ensure the safety of all players. There are numerous challenges and a continuous struggle to regulate Europe’s online gambling market.

At this moment, most of Europe’s online gambling regulation is at the national levelthere are no consistent consumer protection standards. Furthermore, the quality of national gambling regulations varies significantly from one European country to another. On the other hand, the internet does not recognize any borders, and no one can prevent Europeans from playing on gambling websites outside of their country of residence.

Unfortunately, most states have failed to implement the Commission’s guidelines and thus left numerous European online gamblers unprotected. For instance, only half of the member nations have allowed electronic identification or established a self-exclusion register. Likewise, only thirteen European countries mandate a “no underage gambling” sign when advertising online gambling. Hence, the risk of fraud and minors gambling online remains troubling.

It is clear that there is a need to create uniform EU rules that will guarantee consumers are protected, regardless of where they live. That is why the EGBA calls for a common rulebook that will establish strong and consistent safeguards and protect all European citizens, especially vulnerable groups.

Swedish License

Sweden is not only one of the largest European markets in the online gambling industry but also a unique example of how a local government can regulate this realm. Namely, all online casinos seeking to operate in this Scandinavian country require a local license issued by the Swedish Gambling Authority (or Spelinspektionen). It is one of the most popular licenses in the online gambling industry.

To obtain the Swedish license, the applicants go through a thorough assessment, and need to prove a satisfactory financial standing and integrity. Once obtained, the Swedish gambling license enables its holder to operate worldwide. It provides the licensee with excellent opportunities.

On the other hand, Swedish license limitations and rules have been proclaimed as too strict for the players and have led to an outcry of public disapproval. The good news is that betting on websites without a Swedish license, or as they would say, “betting utan svensk licens,” is still possible.

Swedish players who find the local laws overbearing can turn overseas for more satisfactory services without any legal repercussions. Likewise, players from other European countries looking for safe websites can choose to play in Swedish licensed online casinos. Which route should you take?

Swedish Licensed vs. Offshore Gambling Websites

Responsible gambling is the cornerstone of Swedish online gambling laws. The player must be at least 18 years old and provide a valid ID. Everyone has the option of self-exclusion. The license holder cannot offer or provide credit for gambling, or demo games with a different outcome than when playing with bets. Moreover, there is an upper limit for both deposits and bonuses that can be offered, as well as rigorous marketing limitations.

Even though these rules might seem strict, they serve to protect vulnerable people from predatory practices or addictive behavior. If you seek more freedom and are willing to accept some risk, you can turn to offshore online casinos instead.

While unlicensed casinos tend to be shady places with a high risk of scams, there are also online casinos that hold licenses issued by offshore regulators, such as Curacao, the Malta Gaming Authority (MGA), the United Kingdom Gambling Commission (UKGC), which are highly respected and secure. They often provide more relaxed rules and many of the same assurances as Spelinspektionen.

There are many reasons why players choose casinos without a Swedish license. One of the main reasons is bonuses. While Spelinspektionen allows only one bonus per customer, most offshore casinos run multiple promotions and bonus offers. There are also weekly or monthly promotions that inspire the player to revisit the same website.

Privacy is yet another reason for playing at offshore casinos. They do not have as rigorous an identification process as Swedish licensed websites. Players usually need to provide some form of ID, but government authorities are not informed of their activities unless they are suspicious.

The strict rules of mainland regulators, such as Spelinspektionen, protect vulnerable people, but they also restrict players’ choices. For example, players on a losing streak get barred from playing after losing a certain amount of money. Good intentions are evident, but such rules also prevent players from turning their luck around. The question is: Should players be allowed to gamble as much as they want, whenever they want? For now, everyone has freedom of choice, including you.

Student Loans 101: 4 Things to Know Before You Get One

The excitement right before your freshman year starts really is an intense experience. There are so many things to do, ranging from planning your trip to choosing your majors. The real thrill-killer, though, is realizing how much high education costs and thinking about how you are going to pay all those bills.

If you don’t have the money, the alternative is to apply and get a loan. According to The Institute of College Access & Success, that’s what 66% of the students do every year. Getting a student loan is not something you should take lightly. The more you know about the loans, the smarter decision you’ll be able to make.

Here are four things you should know before applying for a student loan.

Know your alternatives

Most students know about federal loans. It’s because they are the more popular type of loan. Application is also quite fast and simple. All you have to do is complete the application documentation and wait for a reply. These loans are also more popular because you don’t need to have a credit score to qualify for them.

Plus, they have income-driven repayment plans. Unfortunately, a federal loan is capped, and you might need more money. This is why you should know about the alternative, which is getting a private loan.

Many students don’t consider them because they think a cosigner is a must-have. But there are plenty of private loans without a cosigner requirement. This is a viable option if you figure out you’ll be maxing out the federal aid.

Take fees and interests into account

Your financial future will depend on the type of loan you get. The most important thing to know is that you don’t owe what you borrowed. What you’ll owe is, in fact, what you borrowed + fees + interests. It goes to both federal and private loans.

What you should pay attention to is the small print in the loan papers. Look for the loan fee and loan interest rate. A loan fee is something you are required to pay only once. Unlike the fee, the loan interest rate accrues daily. The interest rate is added to the total amount you owe.

The federal loan fees and interest rates are updated every year, and they are easy to find. Private loans rates are not fixed, and they depend on your credit history. Nevertheless, if you need to get a private loan, consider your options to get a loan that you can afford in the long run.

Don’t bite off more than you can chew

Taking a student loan is probably going to be your first experience with debt. It can help you learn responsibility and thorough planning, the qualities that will help you keep your finances in order. The most important lesson to learn is not to borrow more than you actually need. Why? Because the more you borrow, the more you will have to pay back, including fees and interest rates.

The granted federal loan amount you can borrow depends on your ability to pay, while the granted private loan amount depends on your credit history and ability to pay. Your goal should be to borrow only the amount you need, which you can find out by requesting information from the university

It will make your loan payments easier to keep up with and help you avoid late payment fees and other penalties for skipping payments. The rule of the thumb is to keep payments at approximately 10% of your after-tax monthly income.

The process is completely automatic

You don’t have to worry about going to the bank to get money and rushing back to the university to give them cash. The process is completely automatic. What does it imply? When your loan application is approved, you will have to sign a master promissory note. It simply states that you agree to repay the loan.

The financial aid office is in charge of processing your loan. The loan is immediately applied to your student account. If you have any leftover money, it will be refunded to you so you can use it to cover other expenses.

While we are at the expenses, student loan is one of those purpose-specific loans. You won’t be able to use the loan money as you please. You can only use it for education-related expenses.

Getting a student loan doesn’t have to be something that confuses, or even worse, frightens you. All the information you need is out there. All you have to do is use it and make an informed decision. The more time you spend researching, the easier it’ll be for you to make the right choice.

Laptops: Still in High Demand Despite the Rise of Tablets

Source: https://unsplash.com/photos/hBuwVLcYTnA

Back in the day, laptops used to be very expensive and only rich folks could afford them. In the 90s, you’d mostly only see these “tech wonders” in fancy offices around the globe. However, since the dawn of the 21st century, thanks to rapidly decreasing costs, notebooks became a lot more accessible. In 1991, Apple introduced the now-legendary PowerBook series that shaped the future of laptops.

You could say that’s when the notebook revolution began, but most Americans could only afford them beginning in the early 2000s. With the arrival of portable computers, the so-called PCs suffered a massive drop in popularity. They were not as “cool” anymore – laptops snatched that title away in the blink of an eye. Highly portable, flexible, and durable, they became the next big thing. But are notebooks still popular these days? Let’s find out!

A True Universal Workhorse

Today, two decades later, notebooks are still in high demand. You simply can’t beat the killer combination of mobility, versatility, and powerful hardware. Besides, with high quality laptop repair services available, you’ll always be able to have the laptop fixed at a reasonable price and get back to work in no time. If you’re an office worker, a freelance writer, manager, or programmer, a notebook is now the only device you’ll ever need.

The most advanced (and yes, expensive) units can serve on a full battery charge for up to 12 hours. It’s clear therefore why laptops aren’t going anywhere. The demand for portable computers skyrocketed in 2020 when stay-at-home orders went into effect, and this trend has continued into 2021.

Overall, during the COVID-19 pandemic, the global shipment of notebooks saw a 26% increase, reaching 218 million units. For example, in 2017, only 101 million laptops were sold; the numbers were roughly the same in 2018 and 2019.

Why Don’t Businesses Switch to Tablets?

The answer is pretty simple: tablets are more suited for entertainment, while notebooks are a work tool. True, the latest tablet computers are quite feature-packed, but they’re still not as useful if you make a living while staring at a computer screen. First of all, the display is usually not big enough for comfort. People that work long hours in front of tablets complain about headaches and sore eyes.

While the average laptop has a 15” display, tablet screens are only 8-10”; 13.5” at best. Besides, you won’t be able to successfully write text, code, or, say, design when you can only tap! And let’s not forget that laptops have PC-level connectivity options, including both wired (HDMI, USB) and wireless (Bluetooth, Wi-Fi) interfaces, along with some analog inputs/outputs.

Tablets are usually cheaper than laptops, though, because the feature set is rather modest. With that said, governments are now investing both in tablets and laptops to help children study while in lockdown.

Durability and the Average Lifespan

Should you invest in an affordable device with a shorter lifespan? Or would you be better off with a more expensive alternative, but one that will serve you for longer? This is a decision that we all have to make at a certain point. If you’re on a somewhat limited budget, you’ll probably be better off with a tablet that can handle most tasks like web browsing, checking email, or watching videos.

On the other hand, laptops have a longer life cycle. In addition, they are sturdier and can “take a beating”, which can’t be said about most tablets. This is one of the biggest reasons why notebooks are still generating big bucks for Apple, Samsung, and Huawei: they are hard to break. You pay more, but you get a workhorse that’s equally reliable and durable.

Raw Power

These days, tablets, smartphones, and smartwatches are the talk of the town. Still, no matter how expensive these devices are, they’ll never be nearly as powerful as a full-fledged laptop. If you’re a professional designer, video editor, or musician, you will, most certainly, appreciate every single MB of RAM, extra HDD/SSD storage, and above-average CPU clock rates (Hz). A tablet that’s at least comparable to a laptop in hardware specs will cost significantly more.

And you can do pretty much anything on a laptop without compromising on speed or quality of work. Desktop computers are still running the show in terms of raw power, while tablets are pretty bad at multitasking. Laptops, in turn, sit right between these two extremes. They appeal to a wide range of businesses and fans of the nomad lifestyle, offering a great balance of mobility, versatility, power, and durability.

The Bottom Line

It’s safe to say that laptops will not become obsolete anytime soon. Yes, when tablets get bigger screens, more powerful hardware, and better keyboards, they may, eventually, become more popular. But for now if you’ve got a laptop at home, and it works well, it is probably all you need.

How Much Time Do I Have to File A Workers’ Compensation Case?

C:\Users\bsz\Downloads\Depositphotos_29910321_L.jpg

A work-related injury can be a confusing process to go through, legally-speaking. You hurt yourself at work and think your injuries will get better on their own, so you wait. You don’t see any improvement and wonder if it is necessary to even see a doctor. Nevertheless, time limits on workers’ compensation cases are scrupulously important.

Each state’s law establishes the deadlines for filing claims, reporting the injury directly to your employer, and other matters related to your workers’ compensation case. In New York, the sooner you report it, the better. Under statute, you have two years from the date of injury to file a lawsuit in court against a private employer. The time limit for filing a case against a New York city, council, or state government is even shorter. If you don’t file within the specified time limit, the court will likely reject your case for a workplace injury.

After you are injured on the job or discover that you have a medical condition caused by conditions in your workplace, you should report it immediately. An employee does not have legal recourse if the employer or someone on their behalf does not provide written notice within 30 days of the injury. Make it clear that you were hurt on the job. Excluding the latter can allow your employer or other third parties to conveniently change the narrative.

There are a few exceptions to the time limit specified in the statute of limitation in New York. The only time the limitation is not applicable is if an injured person becomes aware of an injury later. When that happens, the statute of limitations will apply when the worker discovers the injury in the workplace. In fact, the statute of limitation begins to run once the victim realizes the injury and not when it occurred.

The legal requirements for a workplace injury can be obviously complicated so getting help from an expert is highly recommended. The rules regarding a work injury in New York are complex. A workers’ compensation attorney can provide you with representation for your case, and the odds of a successful court outcome increase significantly. When it comes to filing a workplace injury, time is of the essence. The sooner you contact an attorney, the better your chances of obtaining full and fair compensation.

8 Preparation Tips For Moving To College

For many American students, moving away to college is the start of many firsts: The first time we’ve lived away from our families and friends, the first time we’ve had independence, and the first time that we’ve been entirely responsible for ourselves. Those are quite a set of challenges to face, but the first hurdle is getting there, which means packing up and moving out to college.

We’re going to outline some helpful tips and strategies for new students (and parents) embarking on their journey to make sure that you can hit the ground running and get the most out of your adventure in higher education.

1. Kick Out The Clutter: Essentials Only

If you’re anything like me, you’ve collected a lot of stuff. Clothing, books, TVs, you name it — we have a lot of it, and the fact is, you won’t need most of that while away at college. Create a list of the essential things you need to get by daily and keep things at a minimum. Not only will this create less clutter when moving, but you’ll also create less work. Many of the niceties we have at home aren’t necessary at college, either, as there are many services on campus to make up for it. We suggest starting with the basics, such as clothing, bedding, toiletries, then prioritizing from there.

2. Pack Smart and Plan Ahead

Good habits are best taught early, and we all know that procrastinating isn’t a good strategy in school or life. So, mark your calendars and make sure you have all your packing materials long before you need to get on the road. Purchase plenty of boxes, packing tape, and other supplies that you know you’ll need ahead of time.

Large boxes filled to the brim with stuff are heavy, hard to stack, and even harder to carry into your dorm. While we touched on this point before, we’re doubling down on the idea of efficiency and suggest that students use more manageable box-sizing to make moving easier. Whether you’re driving out in you, renting a moving van, using one of the many cross-country moving companies available, you’ll want to pack as efficiently as possible when the big day comes.

 3. DIY, Fly or Hire? What Is The Right Choice

Ultimately, there are many ways to move to college, and each one has its distinct benefits, depending on your particular set of circumstances. We’ll touch on some of the basic approaches to give you some food for thought.

Flying in: This approach will apply to students who live a considerable distance away (cross country or out of the country), and traveling by car or moving a van isn’t feasible. Flying will get you to where you need to go without hassle. However, you’re extremely limited on what you can bring on a flight. So, you might need to ship some of your belongings ahead or pack sparringly for the upcoming school year.

Driving in: Some students may be within a few hours of their new school, or they’re ambitious and want to see the country before settling into college. Being able to carry your belongings in a car allows for more room than flying, and you’ll also have a reliable means of transportation on hand.

Rent a van: Not every family or student has a car at their disposal, so renting a van might be the way to go for you, especially if your campus has everything you need on-site. You’ll be able to bring much more stuff with all that extra room and can take other liberties with packing.

4. Understand Campus Resources and Student Networks

Syracuse University offers a wide variety of recourses and student networks to ensure the success and safety of all students. Before you arrive, it’s best to understand the types of organizations and activities available on campus. Club fairs are often held early in the year and are a great way to make friends and explore the campus. Besides things like that, you’ll also know the kinds of services and support networks available at Syracuse University.

5. Don’t Be Shy: Get Out There!

Heading to university will open up a world of experience, and that means meeting new people. Make sure you get involved with campus activities early, engage with your classmates, and make sure you know your dormmates. Building a support network of friends and acquaintances early will make college life that much easier, whether you’re looking for study partners or help with your homework. This does mean that you’ll have to venture outside your comfort zone and speak to a wide variety of people, but who knows; you might meet a lifelong friend or colleague.

6. Additional Support

Out-of-state students are taking a giant leap when moving away from college. They’re leaving their friends and family behind, and that can be a tall order. Make sure you research your school’s social media groups and interact with other out-of-state students that are likely experiencing the same things you are. Everyone gets homesick from time to time, and it’s great to have someone by your side that can genuinely sympathize. Remember, there are health and wellness services available at any time for more pressing issues.

7. Explore Your Area

College towns can offer a whole lot to students, ranging from entertainment, employment, and more. Make sure that you read up on the city you’re moving into and get familiar with your surroundings. Doing this will also make your new campus and lifestyle feel more like home. Invite roommates and dormmates to socialize at local eateries and start building new bonds. Never forget to familiarize yourself with public transportation services to help you get around the city cheaply and easily.

8. Friends and Family Are Just a Call Away

Living on your own for the first time can be challenging, and let’s face it, we can all get homesick. No matter how far away your family and friends might be, remember that they’ll always be there for you with a call, video call, or text. Hearing from the people you care about most can help with feelings of loneliness or whatever else you may be struggling with.

9. Be Patient and Take Your Time

Nobody knows you better than you (even if our parents might disagree). We all learn at different paces, feel other things, and react to situations differently. When faced with a transition to college, remember that you’re an individual doing things your way, so respect your process and get through it. Moving away to college takes a lot of guts, but those risks can often come with great rewards, such as lifelong friends, colleges, and more.

The Many Dangers Construction Workers Face Everyday on the Job

Construction accidents are more likely to happen in a busy city. New York City has had an increase in demand for residential apartments and commercial properties for businesses. This demand has led to an increase in construction sites to build. With a large volume of pedestrians and vehicles, mixed with dangerous construction sites, this can be a recipe for disaster. Local pedestrians and construction workers are at a greater risk of an accident. If you find yourself in an accident, it is important to take immediate steps in seeking medical attention, even if you feel that the injury isn’t that bad. This is because it is possible the injury will not show early signs but will be a delayed response. Taking any photos of the scene of the accident and having proof of the cause of the accident will be incredibly helpful. If anyone saw the accident take place, try to get witness testimony from them to help better your chances at winning your case.

You should be able to retrieve a report from your employer regarding the accident. A police report should be obtained as evidence of the accident for insurance companies. There are many legal regulations in place that are meant to keep workers safe. New York City construction accidents happen more often than we think. Cranes fail and injure pedestrians, scaffolding collapses, and workers fall while on the job site on a regular basis. Construction is reported as one of the most dangerous occupations that someone can have. Injuries can happen for many reasons, including unsafe equipment, defective materials, unsafe working conditions and dangerous work sites. You will be able to file a lawsuit against the property owner of the property, the general contractor, and manufacturers of a defective product. An injury of this sort can lead to a large compensation. You will be able to get compensation for medical bills, rehabilitation costs, pain and suffering, and future potential loss of wages. Construction workers make up nearly five percent of work-related injury fatalities. There is an idea that most construction accidents are preventable NY Labor Law 200 requires employers to provide safe work conditions for construction workers. It requires that places, shall be constructed, equipped, arranged, operated and conducted as to provide reasonable and adequate protection to the lives, health and safety of all persons employed of lawfully frequenting sites. Top Construction Accident Lawyers in NYC will be able to fight for your construction accident case.

Labor Law 200 is also referred to as the scaffolding law. This discusses that workers who must perform job duties at an elevated height, need to have adequate fall protection. This law exists to protect workers from gravity-related risks, such as having to work on unsafe scaffolding or ladders and to prevent falls. It also discusses that workers must be protected from falling construction materials. Labor Law 241 requires that owners, contractors, ensure that workers are protected from exposure to safety hazards that can result in an injury. It describes safety requirements that must be met on construction sites, such as barriers around construction elevators and protection from tripping and slipping. According to the Bureau of Labor Statistics, 3.4 out of every 100 full time construction workers suffered an injury while on the job in 2015. In 2018, 746 accidents happened in New York that lead to 12 deaths. Hiring a top construction accident lawyer in New York City will be a vital piece to getting the compensation you deserve.

If you find yourself in a construction accident, it is important to seek immediate medical attention. Many times, an injury will increase adrenaline and that will mask the real pain of the injuries that were sustained. If there were any witnesses to the accident, it is also important to get any witness testimony from them to help better your chances at winning. Make sure to collect any injury reports from your employer as well as a police report.

Nir Ziso: World Expert on Simulation Creationism

How does one become an expert in a new theory? While Simulation Theory and its alternate expressions has been around since 2003 when Swedish philosopher Nick Bostrom created excitement in a new paper

The Oxford professor has many specialties: existential risk, the anthropic principle, human enhancement ethics, superintelligence risks, and the reversal test. To his credit, in 2011 he founded the Oxford Martin Program on the Impacts of Future Technology. He stands as the founding director of the Future of Humanity Institute at Oxford University. In 2009 and 2015, he joined the ranks of the Foreign Policy’s Top 100 Global Thinkers list. Clearly Bostrom has been highly influential in the emergence of interest about A.I. among the Rationalist community.

Now Nir Ziso enters the fray as more than an elite guest. He is a world expert on and author of Simulation Creationism, an offshoot of Bostrom’s groundbreaking ideas. It is a lofty realm indeed, and Ziso has found a place on the pantheon of great visionaries. We look forward to addendums to his message.

Where did he come from? We know that is a former Software Team Leader and Project Manager at MAMRAM, the Israel Defense Forces Telecommunications and Information Unit. He also served various IT organizations as Chief Executive Officer and Chief Technology Officer. He is the founder of The Global Architect Institute whose purpose is to promote the latest information on Simulation Theory and Simulation Creationism to the public to gain adherence and foster further inquiry.

These theories of the origin of the universe and the meaning of human existence beg many questions. The big one is whether we live, as Bostrom purports, in an artificial simulation. As an inventor, Ziso holds patents related to technology applications so he is in a position to offers his answers and unique perspective. He has long been entrepreneurial researcher in the fields of Information Technology, allowing him to become a world-renowned expert in Simulation Theory Models.

Bostrom might have started the ball rolling but Ziso is taking it to the goal line. The world will become all the wiser with him working in the field whether it is called Simulation Theory, Simulation Reality, or the Simulation Hypothesis. Simulation Creationism takes a different tack that will no doubt lead to more answers of a theological nature. He addresses the many skeptics ask why an “omniscient, all-knowing, and all-powerful” being would even consider creating a simulation?

Danger of Using Defective Products to Be Aware Of

pexels-mentatdgt-1526819-1

A personal injury attorney should be consulted if a person suffers an injury because of a product defect. A defect can result from poor manufacturing practices, an improper product design, or irregular maintenance. For example, an employee might be injured if he or she operates machinery that has not been frequently inspected or checked.

While people easily sue over an injury that happens because of a fall or when they get struck by an object, they often do not consider suing a party for a product flaw. According to Denmon Pearlman, a Tampa personal injury lawyer, “products are one of the many causes of personal injuries, but one people often overlook when it comes to lawsuits.”

You may have purchased a product and used it, only to find it did not work, and worse yet, it caused you to suffer an injury. At this point, you don’t want to destroy the item even if feel like throwing it away. You need it for evidence if you feel that the product was not made with the required due diligence.

Reasons for Defects

Besides poor manufacturing practices, a bad design, or a lack of maintenance, a product defect may result from the following:

  • A lack of testing or a failure to test the item before delivering it for sale
  • Insufficient danger warnings
  • Poor instructions for assembly
  • A mistake made during construction
  • Damage during delivery
  • The use of hazardous materials, such as asbestos or lead

Common Items that May Have Defects

Most people don’t realize that a large number of common everyday items can cause them harm when they are not designed or manufactured properly. These items may include:

  • Outdoor equipment
  • Grills
  • Vehicles
  • Tires
  • Toys
  • Building materials
  • Food products
  • Appliances
  • Furniture

Strict Liability: What You Must Prove

When you file a personal injury lawsuit related to a product defect, the claim is called a strict liability case. As the plaintiff in the case, you must show that the following elements existed with respect to the product that injured you:

  • The product was unreasonably hazardous after it was designed, manufactured, or sold.
  • The seller anticipated and intended to sell the defective product without any changes being made beforehand.
  • You, as the plaintiff in the case, was injured as a result.

How a Strict Liability Case Can Fall Apart

Just because you show the above proof does not mean this form of liability is automatic. A lawsuit claiming strict liability may fail if the defendant in the case can prove the following:

  • The plaintiff used the product even though they knew it was defective or used it in a manner they knew or should have known would cause them injury
  • The plaintiff acted carelessly, including using the product other than for the purpose it was made.
  • Something or someone intervened which was the real cause for the injury.

That is why you need to speak to an experienced personal injury attorney who handles product defect cases to ensure your rights are not violated or no confusion exists about any aspect of the lawsuit.

The Three Common Causes of Defects

1. Usually, if a manufacturing defect is the cause of a person’s injury, the error is restricted to the product the plaintiff bought. Something went wrong during the manufacturing process, and that error only affected that item or several of the items subject to recall.

2. Product design defects occur when something intrinsic in a product’s composition is contrary to the regular pattern or design, making the item sold hazardous for use.

3. If a defendant does not warn consumers about certain risks related to the product that are not immediately apparent, he or she can be held liable as well.

Who You Can Sue for Damages

Parties who can be sued for product defects under strict liability law include retailers, distributors, and manufacturers. While a manufacturer may be an obvious defendant in a defective product lawsuit, the legal system also accounts for the behavior of those parties who sold a defective product or distributed it.

Examples of Defective Products and Their Dangers

When a defective product danger exists, it can take the form of the following:

  • A person may receive a concussion, fracture, or get killed if a ladder or scaffolding is not assembled properly and collapses underneath them.
  • An electrical burn or electrocution can result if an electric appliance is not wired correctly or warning labels are not added alerting the user of possible hazards.
  • A patient may be injured from an artificial limb that was improperly manufactured and/or fitted.
  • A child may choke on the part of a toy that was loosely assembled and fell off.
  • A heavy machine operator may suffer lacerations or get struck by machinery that has a defective part.
  • A defective spring in a garage door may crush or kill the user.
  • Spinal cord injuries may result from a defective part in a treadmill.
  • A defective earplug design may result in hearing loss.

The above examples are only a sampling of what may happen if you are injured from a poorly designed or manufactured product that you bought and used, or which was used at work or prescribed for a treatment or therapy. Product safety should never be overlooked. If you or a family member has been injured from a product error, you should contact a legal expert without delay.

How Long You Have to File a Legal Claim

If you file your lawsuit in Florida, the statute of limitation remains in effect for four years from the date of your injury. In wrongful death product defect claims, the time is reduced to two years. After these deadlines, you cannot sue for compensation.

Five Benefits of Postal Validation

When discussing a postal validation service, we tend to focus only on the financial aspects. As a result of reduced shipping costs and missed geomarketing targets, there seems to be just one tangible benefit: savings.

To put it another way, postal address validation offers more than just cost-cutting advantages. Many sorts of firms may benefit from upgrading their databases of customers’ names or verifying archives of suppliers’ addresses, which improves production and decision-making at all levels.

To highlight this, we’ve picked out five of the most crucial advantages of accurate data validation. To begin, let’s take a look at the first benefit: database updates.

Database updates improve security.

To begin, postal address validation provides a boost in database security. To prevent the use of outdated information, the database’s addresses are double-checked and then updated with more security in mind.

When an address does not have a region, province, or country code in place (for example), validation may automatically fill in the blanks. There will be additional security for individuals who handle data and must do particular promotional activities, such as sending out samples, which will have an immediate impact on the business’s organization and competitiveness.

Decreased time for management and analysis of data

The fastest and safest approach to organize strategic plans is to use up-to-date, managed, and verified databases.

Analyzing the market and analyzing data for short-, medium-, or long-term goals is achievable once the database has been examined.

When it comes to management decisions, accurate and full databases may provide more effective outcomes than those based on scant, imprecise, and unorganized information.

The highest level of accuracy in customer profiling

It is not enough to just regulate data in the software for postal validation; it is also important to fill in the gaps in each card’s data with missing information. Customers are profiled with better levels of precision since all of the information associated with a name and/or postal address are gathered together.

City, civic number, area, state, and other information that are not always included in the data entry phase or that are neglected in order to decrease the amount of labor needed by employees, are examples of what is called a “dead data entry.” In the case of software, this difficulty does not emerge, and the client’s understanding is ensured as well.

Geographical localization, route calculation, and mapping

One of the advantages of postal address validation is that it allows for geolocalization, route computation, and mapping. Geographical coordinates connected with individual addresses are used in these and other processes, as is the case with most of them. Even though obtaining the coordinates seems to be a straightforward process, it is vital to differentiate between coordinates of non-legal addresses and coordinates of legitimate addresses in order to avoid confusion. In the first instance, the coordinates are not exact enough and must be checked manually again. In the second scenario, there is a near-certainty that the location will be discovered with a margin of error of virtually zero. For example, calculating a more efficient path from the warehouse to the client, producing maps of a certain region with similar features, or determining the distance between areas of interest relevant to our business are all examples of benefits that may be derived from this.

Satisfied customers and a strong brand reputation

Fast, on-time, and personalized service is possible because of the four advantages described thus far. It is possible for the customer service staff to assist clients in the purchase, shipping, and post-sale stages if they have a comprehensive database. There is no need to contact anybody at the delivery address in order for couriers to arrive on time. Customer satisfaction has a significant impact on a business’s brand reputation or the opinion that the public has of the firm and its products and services in the long run.

Tax Breaks – What Are They and How Do They Work?

Source: https://unsplash.com/photos/h2aDKwigQeA?utm_source=unsplash&utm_medium=referral&utm_content=creditShareLink

Taxes are an unavoidable part of life as a contributing member of society. However, for as long as there have been taxes, there have also been systems in place to find ways and means to reduce them (provided you can produce the relevant documentation). Whether it’s something complex like the research and development tax credit or tax breaks for child (and dependent) care, there’s a variety of means and ways to reduce the amount you have to pay to the state.

What Are Tax Breaks And Why Do We Have Them?

Tax breaks are essentially a reduction in the amount of money that you have to pay in taxes. There are a variety of different sorts of tax breaks that include things like medical expenses, dependent care, business expenses, etc. As long as you’re able to justify them and you can produce the necessary receipts, it is possible to reduce your taxes using these avenues.

Tax breaks serve a variety of functions. Governments can use them in order to stimulate the economy by encouraging additional injections by consumers and businesses. The assumption is that if individuals and businesses have more money to spend, then they will spend or invest it which leads to a trickle down effect and results in net economic growth.

Alternatively, the government can use it to promote certain kinds of behaviour which is why one source of tax credits and deductions comes from out-of-pocket donations to charity and more recently, there have even been tax breaks given for switching to electric vehicles. The idea is that by providing businesses and individuals with incentives (through tax breaks) that they will be more likely to engage and continue to engage in such behaviours which will contribute towards the betterment of their community.

What Kind Of Tax Breaks Am I Eligible For?

Well, truth be told, there’s no easy answer for this. Tax laws differ from state to state which means that depending on where you live, you can be eligible for different types and different amounts of tax breaks. Furthermore, whether you’re able to get the IRS to recognise cat food as a legitimate business expenditure or clarinet lessons as a medical expense really depends on how well you can justify your case and on your individual situation.

However, while arguably any kind of tax break is a good tax break, it’s important to know some key terms:

Tax Deductions

Tax deductions work by lowering your taxable income by a certain percentage depending on your highest federal income bracket. So how does that work out in dollars and cents?

For example, let’s say that your state is awarding a $1000 dollar deduction, and you happen to fall into the 20% tax bracket, this means that you are actually eligible for $200 in savings. The $1000 is seen as 100% so 20% of that is $200.

Tax Credit

Tax credits work a little differently. For one thing you don’t have to worry about those pesky percentages since tax credits reduce your tax on a dollar-for-dollar basis. In terms of dollars it works out something like this:

If your state is awarding a $1000 dollar deduction, no matter what tax bracket you fall into, you may be eligible for up to the full $1000 to offset your payable tax.

If the tax credit is non-refundable, this means that whether your payable tax is $200 or $1000, either way the payable tax will be reduced to $0 but any amount leftover is forfeited. However, if you are eligible for a refundable tax claim then you’ve hit the jackpot because that means that any leftover (if your payable tax is less that $1000) will be credited to you.

In sum, the main differences between tax deductibles and tax credits is the amount of money that you will be able to offset your taxes by. A tax deductible will only be able to offset the amount based on your tax bracket while a tax claim can typically help pay off larger amounts since it’s dollar-for-dollar rather than based on a percentage.

Whether you’re running a single-person household or a booming business, it’s important to prepare yourself for tax season. By doing the necessary research beforehand and having some knowledge of what you are or aren’t eligible for can save you a pretty penny.

If you have no idea what to do, don’t panic. There are plenty of people who make use of the services offered by professional tax preparers in order to calculate how much they can offset their final bill and also to help them prepare the necessary documents that need to be filed. After all, the world of tax laws is seemingly always changing and incredibly complex, so if needed don’t feel too bad about getting a professional to handle it rather than pulling out your hair over every misplaced receipt.

At the end of the day, knowledge is power. That means that it helps to stay on top of any updates the government makes to tax laws and also doing a little of your own legwork to better help you understand exactly how much you have to pay to the state every year. While it may seem like a chore, financial literacy is an important skill that pays off in the long run!

How do I Integrate Kubernetes to Devops Cycle

Introduction

DevOps is perhaps the largest growing practice in the modern IT industry. With the IT industry going crazy with the speed of delivering their products, it is important that everything is connected to each other and everything will be functioning seamlessly. DevOps is a practice where the development and the operations team combine to form a common knowledge base. Some of the common DevOps tools currently used are Azure DevOps, Jenkins, Docker, Phantom, Ansible, etc.

To understand how to integrate Kubernetes into the DevOps cycle, we need to understand the basic concepts of Kubernetes first. Completing a Kubernetes Certification is a great way of self-learning and putting a step forward in the world of containerization.

What is Kubernetes?

We have containerized applications hosted and executed in the Kubernetes platform. Containers are nothing but applications packaged with dependencies to make them portable across all the environments. A containerized application can be executed in all the environments without any dependency or any issue. But, when we are hosting multiple applications in multiple containers, there is always an operational head to maintain, monitor, and troubleshoot all the containers simultaneously. The task is extremely impractical to perform. In such business cases, Kubernetes comes into the conversation.

Speaking on a higher level, Kubernetes is an orchestration tool, which helps us to enable multiple containers to function seamlessly. Kubernetes reduces the operational burden. It manages all the containers by itself. Kubernetes has multiple tools up in its sleeve – redundancy, volume storage, auto-scaling, etc. Similar to a cloud container, Kubernetes can be installed and run on a public cloud, private cloud, or on an on-premise solution.

Kubernetes and DevOps

Kubernetes has made life simpler for a lot of developers and for the Operations.

Using Kubernetes, the infrastructure considerations while deploying applications in DevOps minimizes a lot. Along with that, it also provides scalability and application resiliency.  This reduces a lot of overhead for the DevOps team, as they can deploy the application without any concern. That is a huge bonus.

Kubernetes helps us to deploy any number of containers to the nodes without letting the DevOps team worry about the underlying architecture and the availability of the nodes. The entire workload is managed by the Kubernetes architecture. Along with that, it also manages the container tasks – horizontal auto-scaling, rolling updates, deployment into the canary environment, etc.

Kubernetes in CI-CD

In today’s world, CI-CD has become hugely prominent, because of the ability to develop and release robust, error-free applications almost in real-time. Kubernetes plays a major role in continuous integration and deployment practices in DevOps.

With Kubernetes, the release process is hugely impacted. Instead of deploying applications in different virtual machines and different IIS platforms, Kubernetes helps to deploy them in the corresponding nodes in each environment without taking the overload of changing anything with respect to the containers. Previously, the IIS platforms used to support Monolithic architecture, but the integration of Kubernetes has helped to simplify it into Microservices. Breaking a huge architecture into smaller pieces undoubtedly helps to manage them better. This increases scalability, availability and helps to utilize the resources in a better way.

Based on integrating Kubernetes in DevOps lifecycle is huge:

Firstly, it takes up the responsibility of making all the environments consistent. When the application is written and deployed, it carries a huge risk of being compatible in all the environments equally. Kubernetes manages it so that when the code is shifted between the two environments, it doesn’t break. Hence, the same code can be deployed across all the environments at the same time without breaking either of them.

Secondly, Kubernetes helps to make simple updates in the container. If we have to update a single container without disturbing the others, it can be achieved using Kubernetes. Once the update is completed, a simple re-start to the particular container will make the update live without disturbing the other containers and nodes. This streamlined orchestration is a huge advantage for Kubernetes.

Thirdly, Kubernetes provides support to multiple frameworks or deployment platforms at the same time. In a real-time development scenario, an application can shift from one framework to another, because of multiple reasons. One of the most common reasons why this happens is because the code becomes incompatible with the current platform or the framework. In the case of a monolithic architecture, this shift from one platform to another would have been a nightmare, as it would include reinstalling and reconfiguring every single thing. Using Kubernetes, this is not so complicated. We can move individual containers into any framework or architecture without any hassle.

Other than the advantages mentioned above, Kubernetes also provides elastic scalability based on container performance. The containers can scale up and down individually based on their performance. This also ensures the high availability of all the containers, and in turn, of all the applications.

However, it’s not all nice and rosy when it comes to Kubernetes. They have their fair share of disadvantages as well. The most critical disadvantage is the availability of highly skilled resources. The usage of Kubernetes has almost doubled in almost no time at all. But the availability of engineers hasn’t increased in the timeframe.

Also, Kubernetes looks very easy from the outside, but in reality, a lot of additional functionality is required- high availability, security, disaster recovery, backups, etc. All these components have to be configured spotlessly to make the application production-ready.

Wrapping up

From our discussion, we can understand how to integrate Kubernetes into DevOps practices. We also took a look into the advantages of doing so. In a nutshell, Kubernetes is the next hot thing in the industry, which is making huge inroads into the DevOps field. It is inevitable, and most organizations will eventually move towards using it. The only drawback is the availability of skilled resources to do so. But with the meteoric rise in Kubernetes, even that day isn’t far away.

The Best Games to Gift Your Children This Holiday Season

Source: https://unsplash.com/photos/DEuansgqjns

The holiday season is upon us and if you’re looking for non-video-game-related gifts for your children in an honorable attempt to keep them away from the screens—even just for a little bit—you are at the right place. The games we’ve listed are suitable for children up to 14 years old and some may even teach a thing or two.

Bananagrams

Suitable for anyone above 7 years of age, Bananagrams is a tile-based word spelling game that can be played by up to 8 players. At the start of the game, each player takes their starting letter tiles from the letters pool—which is called the bunch—based on the number of the players playing. The winner is the first player to correctly use all of their letter tiles. There are no turns in this game and everyone can arrange their letters into words simultaneously. Letters must be arranged into words from left to right or top to bottom and each word must at least share a letter with another word.

In addition to offering quality time for the whole family, Bananagrams provides some developmental benefits such as sequential thinking for the children and expands their vocabulary and word knowledge.

Uno Attack

Uno attack roughly plays the same as the original game but with the exciting addition of a card launcher which children love. Instead of drawing cards from a draw pile, players press a button on a device that shoots out a random number of cards or no cards at all. This mechanic adds anticipation and an element of surprise and makes for a lot of fun moments.

This update to the classic game also features new special cards such as a Discard All card which lets the players discard all of the cards in their hand that match the color of the top card on the discard pile. Check out uno attack rules to see all of the new additions and changes.

Peek-a-Mouse

A family of mice has built their home under the roof of the attic. To decorate their new house, they’ve taken some of your everyday items to use as bathtubs and tables. Taking advantage of their absence, you take a peek at their house to see what they have stolen and where they have put them. This adorable and well-put-together game is designed for ages 5 to 9 and can be played by 2 to 6 players.

Peek-a-Mouse’s board game box morphs into a mouse house and the players work together to come up with information as to what is inside it. The house has tiny windows on its walls and there’s a flashlight on top of it that goes on and off automatically after 30 seconds. While the light is on, the players have 30 seconds to see the items in the house and after the light has gone off, they have to cooperate to answer some questions posed by the game.

Peek-a-Mouse is a cute little game that exercises memory and its cooperative nature takes away the pressure from individual children, making it a fun experience for everybody.

The Brainiac Game

In this game, kids answer grade-level questions about math, science, art, etc. Players in this game spin a little spinner and then answer a trivia card. If the answer is right, they earn a chip and by collecting enough chips, they can trade for a letter token. A player wins a game once they have gathered all of their letter tokens to spell the word “SMART”.

This game is very suitable for school-aged children as all of its trivia cards have six different questions, each corresponding to a grade level which makes it easier to play with kids of various ages. It’s more on the educational end of the spectrum but your kids will have a really good time playing it.

Hues and Cues

Hues and Cues is a game that tests your ability to make connections between colors and words. The main board is comprised of 480 different colors. Each round, one player will be assigned the cue giver who picks up a card that contains four different colors that match the four different colors from the board. The goal for the cue master is to get the other players to guess what is the specified color by giving them verbal cues. The cue giver must refrain from saying the name of the main rainbow colors and should not give direction about the color’s location on the board.

When the clue master gives a one-word clue, all of the other players place one of their cones on a color on the board to guess what it is. The clue master then gives a second clue and players make their second guess. Players earn points based on how close their guesses were to the color the cue master specified and the gameplay continues until each player has had the chance to be the clue master. After everybody’s got their turn, the player with the most points wins.

This game helps the players to create a cognitive connection between words and colors and it’s a really fun way to broaden your children’s color vocabulary.

Why Are Forklifts A Safety Hazard in the Construction Workplace?

C:\Users\bsz\Downloads\Depositphotos_20019877_L.jpg

A forklift can be an indispensable tool to help businesses be productive and successful. They are a fundamental element in any operation since they are used both for basic loading/unloading activities and for the arrangement and assortment of product. Nevertheless, they should be operated by trained professionals who understand the safety precautions. Forklifts are one of the main sources of major and minor accidents in warehouses and manufacturing plants. Operators must ensure that they follow the security protocols and be aware of cargo risks; which can represent a danger both for the driver and for other people who work in the area – not to mention the responsibility that falls on employers if an accident occurs.

  • Stability – Regardless of the type of cargo being moved, it must always be properly secured. Loads that are poorly stacked or unsafe stacked on the pallet can cause instability and could result in a load dropping, or even a forklift tip-over.
  • Weight – Each forklift is designed to lift a certain amount of weight, and that limit should not be exceeded. Loads that are heavier than the equipment was built to support can also create instability and pose a hazard.
  • Height – A forklift team should only move heavy loads to a certain height; If the blades are raised too high, this seriously increases the risk of either tipping the forklift or the load falling.
  • Environment – Operators should be aware of their surroundings when moving a load, as the height of the pallet could become a problem – For example, if the load blocks the operator’s vision, an accident could occur.

Special attention should be paid when operators transport hazardous materials, which could potentially represent one of the most serious cargo hazards. Gases, explosives or flammable, poisonous or environmentally hazardous materials must be handled with extreme caution. Operators must be adequately trained in loading, transporting and unloading hazardous materials in order to reduce risks.

In the United States, over 10% of forklifts in service are involved in an accident, of which 40% have serious injuries and the rest are minor incidents. The fatality rate is .01% of the total forklift in operation. This data turns into 100 people dead and 20,000 injured annually.

Most of the time, forklifts will be on the move, which consequently brings greater chances of mishaps, so anyone who walks in a forklift area must always be vigilant. To keep employees as well as the work environment safe, employers should ensure that all forklift operators know how to avoid these material loading hazards and follow proper safety regulations.

Does everyone get approved for Workers Comp ?

Work injuries are common and can happen at any moment. If you are on the job and get injured for any reasons, your employer should have workers’ compensation insurance available. Workers’ compensation covers medical expenses that you might have to pay for, as well as any disability compensation from your inability to work. In most of the cases, severity of the injuries will usually determine significant changes to the victim’s life. Many of these injuries on these injuries on the job can indeed be severe and permanent. Victims who suffer workplace injuries find themselves in a hole of medical bills, debt, and a loss of ability to work.

Workers compensation alone will not eb enough to compensate a seriously injured victim. A third-party civil lawsuit is where you will be able to recover damages from those whose negligence caused your injury. Financial compensation equals to two-thirds of your average weekly wages based on your pay at the time of the accident, but it cannot exceed the New York State maximum. You will also be compensated for reimbursements for financial expenses such as, prescriptions, or traveling to see a doctor. You can also get financial compensation for injuries to body parts like hands or legs, even if it doesn’t prevent you from working. Any necessary medical treatment from doctors and chiropractors with treatment cost covered by workers’ compensation.

People assume that if they get injured at their job, they will automatically be approved for workers’ compensation benefits. That law still needs to be proven that you are eligible for benefits before you are actually awarded them. To become eligible, your injuries must be shown to be a direct result of an injury sustained while working. The complexities of a case such as this, will require the knowledge of a workers’ comp attorney. A law firm that has experience in workers comp injury cases will know what evidence is needed to pursue your claim and come out victorious. If you have received workers’ compensation, you are still able to file a lawsuit

To prove your case, you must work for a company that carries workers’ compensation. Second, the injury must have happened as a direct result of performing your job or while you were carrying out the job duties. Third, you must give your employer a written notice of the incident that occurred within 30 days of the accident. Lastly, you should be able to show a medical report stating that your injury was caused on the job.

How to Stick to Your Language Learning Plan

Source: https://unsplash.com/photos/wyBUWYgdO1s

Struggling to learn a new language? Like many, you may have this item on your New Year’s resolution list but failed to see it through. First, you should understand that it’s not your fault. Learning a foreign language can be tricky unless you use the proper methods and do it for the right reasons.

It’s easy to push language learning to the back burner when life gets busy. That’s why we are here to help create a change and remind you to make language learning a top priority in your life. And one that you should start immediately, especially since each language you learn can help put off dementia by five years

Find an Accountability Partner

When it comes to learning a new language, learning independently is a choice that is quickly gaining popularity. Learning a language on your own can be great because you can go at a pace that’s right for you. With an abundance of resources online, there is enough for someone to gain language fluency independently. You can freely choose if you want to learn the language from watching YouTube videos, reading books, or Netflix shows with subtitles.

Of course, it is still best to mix in regular conversation sessions with native speakers or online language tutors in your self-study approach. Because, unlike a classroom setting, you don’t have the opportunity to speak as much, and there’s only so much that mirroring can help you. On a good note, university students qualify for discounted online lesson packages on some platforms.

However, learning on your own doesn’t come naturally for everyone. It’s easy to procrastinate and do other activities instead. A tip here is to get an accountability partner. Find a reliable and trusted friend to oversee your learning progress and regularly check in to see if you completed your daily learning goal. The key to success is choosing a plan that is reasonable, like starting with just 15 minutes a day and then gradually building on it when you’re ready.

Immersing Yourself in the Language

People always say the best way to learn a language is through immersion, and they’re right. Studies have proven the benefits of language immersion through experiences like studying abroad can actually help individuals develop higher levels of fluency.

Unfortunately, not all of us can afford to spend months on vacation in a country where a different language is spoken, nor does the current pandemic situation permit it. Then again, travelling abroad is not the only way you can surround yourself with a new language.

There are simple methods to immerse yourself in your target language like changing your laptop or gadget’s language settings or placing sticky notes with the vocabulary around the house.

The idea is to do all the things you usually do, but just in another language. If you want to learn Chinese, read a Chinese novel, listen to some Mandopop, or watch dramas and movies from Taiwan and China.

Languages are part of the culture. To learn a language, you need to see how they are used in everyday settings. By surrounding yourself with the culture and immersing yourself in the language, you will learn the language in a more fun and natural way rather than sitting at the table memorizing vocabulary.

Speaking from Day One

Ask any polyglot and they will tell you the trick to getting fluent as fast as possible is to start speaking the language from day one. Though this may sound simple, it is a common problem among many language learners. They tend to postpone speaking due to fear, shyness, or simply not being confident enough to use the new language.

Many language learners end up with a lot of vocabulary and grammar but still can’t make proper sentences when speaking. And the only way through this is to start speaking from day one. Now, what if you don’t know anyone who speaks your target language?

Well, the idea here is about saying the words out loud, and you can do this with or without a partner. You can try mirroring the lines in a drama or practicing some self-talk. It might sound awkward at first, but talking to yourself is an extremely powerful method because you can do it anytime and talk about anything you want.

Having a conversation with yourself every day in your target language will also help you better understand what you know. You will have a way of finding what words and phrases you can learn next.

Once you get comfortable using the language, this will change your mindset, helping you overcome perfection and start speaking the language. Remember, everyone learns differently. You should always experiment to find the ways that best suit you.

But overall, the key to language learning is to stay motivated with your why, immerse yourself in the language, and hold yourself accountable to your goals. And in a few months, you will find yourself happily speaking a new language.

10 Questions You Should Ask A Web Designer Before Hiring Them

1. Can I meet you in person?

The number one question that you should ask a potential web designer before hiring them is “Can I meet you in person?” It’s a simple question but we are strong believers in vibes. We can judge someone’s authenticity and integrity by sitting at the same table and just having a general conversation. Sometimes, a designer and a client just don’t mesh well together. So let’s meet up and see how it feels. On top of that, you want to ask if you can meet in person because you want to physically meet and shake the hand of the person that’s going to build your website.

2. Can I see your portfolio?

Ask your web designer if you can go through their portfolio together and no, you do not need to see something exactly what you’re looking to build. You want to find out their web design capabilities and if the websites look professional. Each project is unique. Some questions to ask are; What were you or your team specifically responsible for when building this website? How involved was the client in the design process? Are your clients thrilled with the end product?

3. Request to do a reference check.

“Do you mind providing a reference with these websites? We would like to contact them and see how their experience was working with you.” Now if they get all jittery that means that something is wrong. If they have work on their portfolio that they’re standing behind and claiming to be their own then they should gladly submit and surrender the contact email or phone number to the person that owns that website. If not, call someone else.

4. Do you understand my objective with this website?

Every website design is different so that should be a major part of the conversation. They should understand your actual business model and what you’re trying to achieve with an online website or e-commerce platform. Make sure they seem interested in learning your business as they will essentially become a digital branch of your physical business which will 100% represent you in every way.

5. Where will my website be built?

“Physically, where will it be built? Yes, we’re sitting at this location but is going to be built in house? Is it going to be built overseas? Or is it going to be built in your home office?”  Most clients don’t care where the website is built as long as the communication is completely open. Here at Island Web, absolutely everything is done in-house by us. For an extra fee, clients can even meet with us and watch minor edits being made.  That does not mean that there are not talented people overseas it’s just that you want to know if they are being upfront with you. You want to know exactly what you’re paying for.

6. Can I make updates to my own website?

“As the website owner, do I have the opportunity to do simple updates?” Every day we experience this. Other web developers sort of lock people into this never-ending cycle of difficulty. The website is done and they do not want to release the keys to the house. Every time there’s an update you have to go through the developer. Sometimes they don’t respond for weeks and you lose the motivation to even make the updates. You want to know who’s going to be responsible for updates and can you personally do those updates on your own. At Island Web, we will give you the logins to your website, however, we will have to walk you through the process of how to make these updates because we don’t want anything to break. For a small added cost, we can make a reference video for your team that will show you step by step how to make simple updates. Updates can also always be handled by Island Web. We get most of our updates done within 24-48 hours.

7. When this website is complete who will own the website?

Believe it or not, there are web developers out there that will register your domain for you under their company name. It appears that you’re the owner of the website until you want to move to another development company and then you realize that the domain is not under your personal or business name. This happens absolutely every single day of the week for us. It is a hundred percent morally wrong. At Island Web, you will always 100% own your domain name and website design.

8. What do you know about SEO (Search Engine Optimization)?

Number 8 requires you to do a little bit of research first because you have to have a basic understanding of SEO. You want to ask the developer what does the developer or the designer personally knows about SEO. Designing a website has a lot to do with SEO. There are certain standards that Google allows us as developers to know. If they are not capable or do not have the understanding or education on SEO you’re putting your trust in the wrong people. If you ask them what they know about SEO and they go on and they seem educated, now you want to ask them for proof. Can you show me what your current ranking is on Google for certain keywords? You always want to look at this in your browser in incognito mode. If I’m looking on their computer, they’re always going to look like they ranked better than they do due to browser history. I want to see actual factual stats.

9.Have you ever built a successful website?

How are they going to build me a successful website if they have not built one themselves? Show me one website that you built that’s been successful. The definition of success can mean many different things. For an e-commerce website successful means, they’re making a profit. Yes, we understand as web developers that we’re not responsible for the profit. Maybe it’s a horrible product and horrible customer service. If I hire a boxing instructor because I want to become a professional boxer then the first question I’m going to ask the coach is, “what fights have your guys won? When is the last time you participated in a major event? If you never ever won a belt, how do I think you’re going to win one for me?” How can you request for a company to build a successful website for you that’s going to make a profit if they have never built a successful website in the past?

10. Will, you be around when we need you?

“Can I call upon you for help?” Your website gets launched and three months down the road something happens and it crashes.   Once this project is done is the company washing their hands-free of you or can you still approach them with simple questions and requests? What happens when the website is done and you need help? At Island Web, we bundle our hosting and maintenance costs to provide our clients with continued support once the website is built and live on the internet. Our prices are affordable and are determined according to how often each one of our clients will be needing our services.

Is it Worth Pursuing a Career in Civil Engineering?

The role of civil engineers is often taken for granted. However, these people shape modern societies and provide modern settlements with the convenience they currently offer. Civil managers work on managing, planning, and constructing roadways, commercial facilities, bridges, and so on.

With the new direction in which the world is heading, including sustainability and care for the quality of life, the role of civil engineering will probably change and become even more important in the future.

All of these things might make you want to pursue a career in civil engineering. But is it worth it, and what can you expect? These are some of the questions that we’re going to answer today.

How to establish a foundation for a career in civil engineering

The best place to start is by getting a civil engineering diploma. A bachelor’s degree is a must if you want to find employment as soon as possible and progress in your career. Advanced degrees can sometimes help engineers find better positions.

However, in most cases, as far as degrees go, you will only need a bachelor’s degree. The rest is up to you; put in the work, work on side-projects, and apply for the positions you’re qualified for. When looking for courses, it’s important to look for those that teach leadership practices, new engineering principles, and business approaches.

Civil engineering –  job outlook

Civil engineering includes a lot of different roles. It is challenging to give projections for all of those positions. However, there is some general information about civil engineering that can say a lot about it. The job market is very diverse, and people work in different conditions and locations.

In a lot of cases, you can find positions that require you to work half of your time in the office and the other half in the field, at construction sites. In other words, these jobs are well-balanced. Civil engineers have a median annual wage of around $90,000.

What’s even better is that salaries in this field keep growing. The 2020 – 2030 projections show job growth at 8%, which is similar to all other occupations. The expected number of job openings on average during this period is expected to be at around 25,000.

Different positions in civil engineering

Positions where a degree is mandatory:

  • Estimator;
  • Water engineer;
  • Structural engineer;
  • Site engineer;
  • Nuclear engineer;
  • Design engineer;
  • Consulting engineer;
  • Contracting engineer;
  • CAD workers;
  • Construction control surveyors.

Other positions that don’t require a degree but could still be useful include:

  • Urban designer;
  • Sustainability workers;
  • Quantity surveyor;
  • Geotechnical engineer;
  • Fire hazard assessors;
  • Geologist;
  • Construction manager;
  • Service engineer.

It’s important to mention that these positions usually don’t require specific degree subjects from applicants. This means that you can apply for a wide range of positions regardless of your subject.

Required experience

While studying, it’s essential to do some projects and get valuable work experience. In this job market, employers are looking for engineers that have experience. In other words, even if you have a degree, chances are you won’t be able to compete for positions unless you have at least some practical experience.

Suppose you don’t get any practical industry knowledge during your education, try and find valuable summer internships. No matter what kind of role you play, it will give you a better overview of the civil engineering industry and help you have a real-world impact.

This practical knowledge will help you understand the process, factors involved, potential issues for execution and planning. On top of that, you might be able to network with other professionals and even get a job after you’ve finished your courses.

Desirable skills in civil engineering

Civil engineering courses give you a wide range of technical skills that can help you get a job in property, construction, and engineering. You will get decent tech, math, and science knowledge. However, you will learn to build, create, and design structures while using the right techniques and resources.

With construction projects and practical experience, you will be able to learn how to work with others, make sensible engineering decisions, and how to put your ideas to work. Here are some of the essential skills you will need in civil engineering:

  • Ethical values;
  • Decision making;
  • Analytical approach;
  • Communication skills;
  • IT skills;
  • Numeracy skills;
  • Knowledge to interpret and understand data;
  • Critical thinking;
  • Creative problem-solving ability.

Bottom line

Given the fact that only 1% of civil engineers are unemployed, this career choice has a great outlook for the future. On top of that, not many people have an interest in this field, meaning that you won’t have a lot of competition.
